Articles of Incorporation

Establish Carrollwood Reserve Homeowners Association as a not for profit corporation and defines the general purpose and powers of the Association including membership and voting rights. Amendment of these articles require assent of 75% of entire membership and must be officially recorded with Hillsborough County.

Covenants, Conditions and Restrictions

Describes membership and voting rights and meeting quorums, as well as rights to use the common areas. They also define the purpose and types of authorized assessments and how they are created or change. Except as Amendment of this document requires assent of 75% of lot owners and must be officially recorded with Hillsborough County.

By-Laws

More specifically describe the operation of the business of Carrollwood Reserve Homeowners Association. They also define the powers and duties of the Board of Directors and the responsibilities of its officers. By-laws may be amended at a meeting of members by a vote of 66% of the membership and do not need to be recorded with Hillsborough County.

Architectural Guidelines

Establish the standards for external design of personal properties within Carrollwood Reserve Homeowners Association in order to ensure conformity and harmony in appearance. These guidelines may be amended by a majority vote of the Board of Directors.
